Liverpool Student Accommodation is an online listing service to co-ordinate student accommodation in the private rented sector.

The role of Liverpool Student Accommodation is to advertise details of vacant private sector accommodation and offer contact details to landlords/ladies and agents. Liverpool Student Accommodation do not inspect or recommend any property.

Liverpool Student Accommodation advertises:

  • Private Halls of Residence: 20 bed spaces or more
  • Whole Shared Properties: Traditional houses/flats
  • Bed sits: Semi self contained Kitchen and share bathroom
  • Owner occupier: Living with owner of property
  • Vacant rooms in a house: A bedroom in a house share

I want to advertise with Liverpool Student Accommodation

If you wish to advertise your accommodation through Liverpool Student Accommodation you should request a full registration pack.

Once you have met the registration requirements you must send all the requested documentation to Liverpool Student Accommodation with the appropriate fee. When we receive your forms we will check the information is correct and input the details into our computer system. You will be notified when your advertisement goes live which you may also print off for your own advertising purposes.

As Liverpool Student Accommodation is purely a listing service it is the property owner's responsibility that all properties meet government guidelines for a safe and secure living environment.

It is very important that you notify Liverpool Student Accommodation when your property has been taken. This can either be done by contacting the office via telephone or email. In both instances you must provide us with your landlord/ladies registration number (given after form has been registered) or answer a number of personal details taken from the landlord's information section.

What Are My Obligations As A Landlord/lady?

Landlords/ladies have certain statutory obligations in respect of renting out property. For instance, you are responsible for repairing and maintaining the structure and exterior of the property. You must legally have your gas appliances checked annually by a qualified CORGI registered engineer and as a registration requirement you must have had all electrical wiring checked every 5 years by a N.I.C.E.I.C registered technician. Heating appliances must be wall-mounted rather than portable, bottled gas and oil heaters are not acceptable. A copy of certification for both checks should be displayed within the property. When you are furnishing the property you should ensure that all furnishings meet the fire resistance requirements of the Furniture and Furnishings (Fire Safety) Regulations 1988 (amended 1989,1993), both new and second hand furniture will have to meet these requirements.

If your property is occupied by students who live as "separate households", your property could be construed as a House in Multiple Occupation (HMO). HMOs are subject to specific legislation and you should obtain further information on HMOs from Liverpool City Council Environmental Health Department.

Remember also that whilst your property is rented out it is not your home but the home of your tenants! You cannot, therefore, enter the property as and when you please but must give at least 24 hours notice and arrange a time that is convenient for your tenants.

It is our experience that landlords/ladies who rent out their student accommodation in a business like manner encounter fewer difficulties than those who operate in an informal way.

Do Liverpool Student Accommodation recommend students to me?

No Liverpool Student Accommodation does not deal with students and are purely a listing service for Landlords to advertise their properties. Contact information for each property contains landlord details and it is the responsibility for a landlord to facilitate communication with students. Liverpool Student Accommodation do not recommend individual students to landlords/ladies, neither will it recommend particular landlords/ladies to students - it is a matter of personal choice who a student chooses to contact. Liverpool Student Accommodation does not accept responsibility for students who rent your accommodation it is up to landlords/ladies to obtain all appropriate details relating to your tenants. Liverpool Student Accommodation support the Data Protection act 1996 and under no circumstances release personal information to third parties.

When do students look for accommodation?

Students have increasingly started to look for accommodation earlier and earlier each year. The majority of students studying in Liverpool looking for the following year's accommodation will start their house hunting as early as February. This has in the past couple of years been brought forward from March in a bid to ensure that students are given as much choice as possible in the market. The next busy period tends to be when the A-level results are released, but the trend in recent years has been for first year students to look for accommodation in the private hall sector.
